| Pre-Construction Budgeting:
We work with the contractor, architect, and MEPs to develop a pre-construction development design allowing the ability to prepare Rough Order of Magnitude electrical estimates of cost.
| Pre-Construction Services:
Under design build contracts, TRI-NAR coordinates the flow of information from the general contractor/owner to the appropriate power and communication utilities. We provide the electrical load information required on the utilities new service questionnaire, as well as prepare the required Lighting Summary form showing compliance with the electrical energy code for submission with the building permit by the architect/owner. TRI-NAR contacts the serving utilities and passes on to the contractor/owner their requirements in a timely manner.
| Engineering:
TRI-NAR utilizes its electrical administrator for engineering to be done in house. When drawings are required for owner review or permit process, they are generated from back grounds provided by the architect or contractor. Project drawings are provided on Auto-Cad. In cases where an electrical engineers stamp is required, TRI-NAR teams with an established engineering firm and remains heavily involved in the design process to assure a quality installation within the required budget.
| Washington State & Local Municipality Energy Codes:
As a Design-Build contractor we recognize the importance of the ongoing education of meeting the ever changing energy code requirements for our projects. We understand the need of incorporating the energy code into the project in a manner to minimize construction costs utilizing new technology and equipment.
| Project Management:
Project management is responsible for the flow of information from the general contractor/owner meetings to engineering, subcontractors and field personnel. They share the responsibilities of the field superintendent as well as preparing a schedule which correlates with the schedule submitted by the contractor. They award major material and subcontractor purchase orders and reviews the shipment schedules and field progress to insure a timely installation. They also generates cost estimates in preparation of the proposal and changes in the scope of work.

CITC is a Washington State accredited industry trade school. At TRI-NAR our goal is to create a safe job-site environment through education.
